Builder Retainer

Rush fees waived, and every set gets a priority production slot — ahead of anything else about the retainer, that’s the part that changes how you plan a job.

  • Additional sets beyond 3/month: $1,000 each.
  • Unused sets do not roll over.

What the seal means

A stamped, or “sealed,” set means a licensed professional engineer has independently reviewed the design and applied their PE stamp to the drawings — certification that the plans meet applicable structural and code requirements, and the credential many permitting agencies require before they’ll approve a submission.

Both the Engineered Package and the Permit-Filed Engineered Package include the structural calculations Duke Energy requires — the engineer’s worked support for the framing, pilings, and loading shown on the drawings. The difference between the two is submittal: the Engineered Package hands you the sealed set to file yourself or through your builder, while the Permit-Filed Engineered Package includes us filing it and handling one round of agency comments.

If your survey shows the proposed dock crossing a property projection line, written permission from the adjacent riparian owner(s) will be needed before the permit can proceed. That’s a separate approval you arrange directly — we don’t obtain it on your behalf — and it can extend your timeline beyond the quoted turnaround below.

Turnaround runs 10–20 business days for the Engineered Package and 15–25 business days to submission for the Permit-Filed Engineered Package — longer than the Permit-Filed Package’s window because it’s independent engineering scrutiny added on top of the design work, and, for the Permit-Filed Engineered Package, our own submittal on top of that. The range reflects the engineer’s own queue, which is outside our control.

What’s not included

  • Permit submission on the Sales Rendering, Design Set, Design Set + Renderings and Engineered Package tiers — those deliver drawings; agency submittal is included on the Permit-Filed Package and Permit-Filed Engineered Package only.
  • Agency and county fees — Duke Energy's combined dock permit and Habitat Enhancement Program fees run roughly $850 and are paid by you directly.
  • Site survey, where the lot requires one.
  • Adjacent riparian owner permission where the dock crosses a property projection line — you arrange this directly.
  • NCDEQ 401 Water Quality Certification where wetlands, riparian buffer or dredging impacts are triggered — quoted separately, adds 60–90 days.
  • Construction administration.
  • Permit approval is never guaranteed.

Revised free until your reviewing agency approves.

Revisions caused by an error or oversight on our end are free, including if your permitting agency doesn’t approve the submission because of something we got wrong. If approval is withheld for a reason outside our control, your standard revision terms apply.

Builders taking on multiple projects

Per-project pricing above applies whether it’s your first project or your fifth — no ad-hoc discount, no surprises. Pricing questions

2 rounds are included on every tier. After that, additional revisions are $150 per round, with no cap on how many you can request. A round is one consolidated set of markups, returned within 5 business days.

A 50% deposit is due up front on any tier priced $2,500 or above, with the balance due on delivery. Tiers under $2,500 are billed on delivery. Builder Retainer accounts are billed monthly.

Per-project pricing stays flat no matter how many one-off projects you bring us. The Builder Retainer is the volume answer: 3 sets a month, white-labeled, with rush fees waived and a 10% discount on the Permit-Filed Package, Engineered Package, and Permit-Filed Engineered Package tiers. This pricing is scoped for standard residential dock projects. Commercial, marina, or multi-slip projects fall outside it — contact us for a custom quote.

Yes, along the drawings-to-engineering path: a Design Set upgrades to Design Set + Renderings, to the Permit-Filed Package, to the Engineered Package, to the Permit-Filed Engineered Package — each at the price difference between tiers, plus whatever added turnaround the upgraded scope needs.

Depends on the tier and your lot. Sales Rendering, Design Set, Design Set + Renderings, and the Permit-Filed Package don't require one — we work from GIS and the measurements you provide. The Engineered Package and Permit-Filed Engineered Package's licensed PE stamp needs a property survey (not GIS) to show property projection lines and confirm the dock stays within the required shoreline setback. For a straightforward lot, GIS-based frontage data may be enough — that's the engineer's discretion. For an irregular, cove, or point lot, an actual property survey is required. If the survey shows the dock crossing a projection line, written permission from the adjacent riparian owner is a separate approval you arrange yourself, and it can add time to your timeline.

Yes, on the Permit-Filed Package and Permit-Filed Engineered Package. Duke Energy permits a third party to submit a Lake Access Permit System application on the property owner's behalf. We prepare the site plan, photograph package and application, file it, coordinate the Lake Services site inspection, and handle one round of agency comments.
