01 — Why drawings

A dock gets built once. Everything expensive about it is decided before anyone touches the water.

Most waterfront projects start as a sketch and a conversation. The square footage isn’t measured against the governing cap until an agency sends it back. The framing isn’t resolved until a crew is standing on the pilings with a saw. The owner doesn’t see the dock until it exists.

Drawings are where those problems are cheap. A dimensioned set settles the layout, the loads, and the permitted area on paper — where a change costs an afternoon instead of a rebuild. That is the entire job: resolve it before it’s driven, framed, or decked.

02 — Scope

Four steps, no meetings required.

The whole engagement runs on email and a set of drawings. You don’t need to know what a Section 10 permit is before you start — that’s the part we handle.

    A property address, a rough drawing of what you want, any lake-authority or HOA constraints, and approximate shoreline frontage. No survey required to start.

    Layout, framing, and section details resolved, with the square footage budgeted against the cap that governs your frontage before anything is drawn to final.

  3. You review

    2 rounds of revisions are included on every tier. If a change is needed because of an error on our end, it's free — including a resubmittal.

  4. Build or submit

    You get the PDF set. Permit-ready tiers go to the agency; engineered sets go to a licensed PE first for structural calculations and a stamp.
